Protecting Your Land: How and Why

There are many reasons why people choose to permanently protect their land. Some people have worked with and enjoyed their land and want to leave a legacy of farmland, open space or natural areas for their children and their community. Some people want to be sure that future owners don't undo what they have worked so hard to establish. Some people are attracted by the potential for federal income tax, estate tax and property tax benefits. Whatever the reasons, it is essential to plan now to protect land forever.

There are two basic tools that are used to protect land:

  • A permanent deed restriction called a Conservation Easement
  • A transfer of fee title.

Both result in permanent protection of land resources, can produce tax benefits for the landowner and can be done now or in a person's will. WLT utilizes both tools to accomplish its land preservation work.
